Jubliation Day Brings Gospel Music to Gaithersburg City Hall Concert Pavilion

Featuring Jay Caldwell & the Gospel Ambassadors

Gospel music, the uniquely American art form that gave rise to jazz, blues, R&B, and rock and roll, will be celebrated in all of its glory as the City of Gaithersburg presents the 5th Annual Jubilation Day 2012 Gospel Concert, taking place during the kick-off weekend of the City’s Outdoor Summer Concert Series.

On Saturday, June 2 from 3:30 to 8:30 p.m., the Concert Pavilion at City Hall will host performances by local and regional choirs, choruses, quartets, dancers, and singers. The celebration will also feature food and crafts for purchase.

This year’s featured performer is Jay Caldwell & the Gospel Ambassadors. The group has been together for over 40 years, continuing to give the world a sound that is unique to all who listen to them. They have recorded twelve albums, with such songs as “Take it Away,” “Grand Mama’s Hands,” ”Leaving Jericho,” “Walking in Jerusalem,” “Victory,” and “Take off your Shoes.” The group has traveled to several cities and continues to spread the gospel through music wherever they go. Road to Glory Records is proud to include Jay Caldwell & the Gospel Ambassadors as one of the many talented artists signed to its record label.

Gaithersburg’s Concert Pavilion is located at 31 South Summit Avenue in front of City Hall. Admission to Jubilation Day is free. The event is sponsored in part by Allied Party Rentals, Maryland State Arts Council, S.E.A. Reflections, and Subway of Olde Towne, with contributions from Victor Litz Music Center, Red Door Salon & Spa - Gaithersburg, Family Christian Store, the Gaithersburg Arts Barn, and the Gaithersburg Miniature Golf Course at Bohrer Park.

Look for concerts and events at the City Hall Concert Pavilion throughout the summer. With Tribute Band concerts and Family Fun Nights on the first and third Fridays from June 1 to August 3 and children’s entertainment on Thursday mornings from June 7 to August 9, there will be something for everyone in the family. We’ve even added three movie nights at parks throughout the City, with screenings of “Kung Fu Panda - the Kaboom of Doom,” “Puss in Boots,” and “Spy Kids 4.”

Gaithersburg Rabies Clinics Scheduled for 2012

The City of Gaithersburg will be participating in a Free Rabies Clinic for cats and dogs on Sunday, May 20, 2012, from 10 a.m. to noon at the Montgomery County Animal Shelter. There is no fee for the rabies vaccination; however, a City License must be purchased at the clinic.

The Montgomery County Animal Services Division sponsors the clinics at the Montgomery County Animal Shelter in Rockville at 14645 Rothgeb Drive, which is just off East Gude Drive.

At these clinics, which are staffed by licensed veterinarians and experienced handlers, pets will receive a free rabies vaccination when you purchase a license (see license information). All pets must be leashed or in carriers; dogs not under their owner's control will not be vaccinated. Please advise the clinic manager if your dog requires special handling.

City residents are reminded that rabies vaccinations and City Licenses are required by law for each domestic pet.

Recipe tested and recommended by Dolores Kelley

12 ripe plums

2-3 thick strips of peel and the freshly squeezed juice from 1 orange

1/3 cup soft brown sugar

1 stick unsalted butter, chilled and cubed

¾ cup self-rising flour

1/3 cup ground almonds (almond flour)

3 Tbsp. slivered almonds

3 Tbsp. pine nuts

Chilled cream, to serve

Use a medium ovenproof dish

Serves 4

Preheat the oven to 350 degrees..

Halve and pit the plums and arrange them in a single layer in a baking dish. Add the orange peel and juice. Sprinkle over 2 Tbsp. of the sugar and dot over 2 Tbsp. of the butter. Cover with foil and bake in the preheated oven for about 25-30 minutes, until the plums are beginning to soften.

Put the flour, ground almonds, and the remaining butter in a bowl and rub it between your fingertips, until it forms lumps. Stir in the flaked almonds, pine nuts, and the remaining sugar.

Remove the baking dish from the oven, discard the foil and scatter over the crumble topping. Return to the oven and bake for about 30 minutes, until the topping is golden and the juices are bubbling through. Let sit for 10 minutes to allow the crust to firm up. Serve with ice cream.

Gaithersburg to Honor Fallen Soldiers on Memorial Day

Loyalty and patriotism will be on full display as the City of Gaithersburg joins the nation in honoring all who have given their lives in military service at a very special Memorial Day Observance on Wednesday, May 30, 2012, at 11 a.m. at Christman Park. The public is invited to join the Mayor, members of the City Council, City staff, and honored guests in a tribute to Gaithersburg’s sons and daughters who have made the ultimate sacrifice for their country.

Joining the observance will be special guest speaker Brigadier General (Ret.) Gerald E. Galloway. General Galloway is a Glenn L. Martin Institute Professor of Engineering at the University of Maryland, where his teaching and research focus is on water resources and natural disaster policy and management. During a 38-year career in the military following his graduation from the U.S. Military Academy, he served in various command and staff assignments in Germany, Southeast Asia, and the United States. General Galloway currently serves as a consultant to several federal, state, and non-governmental agencies on water resources policy development and flood risk management. (Full biography below)

The patriotic ceremony will include words and music to commemorate the occasion, as well as a solemn wreath-laying ceremony. At the event guests will also be invited to fill out a card for our Book of Tribute, honoring friends and family who serve.

Christman Park, named for Lt. William J. Christman III, a Gaithersburg resident who was killed in Vietnam, is located at 304 West Deer Park Road in Gaithersburg. Of particular need are powdered drink mixes, Silly String (to detect lasers in a room), cherry flavored Chapstick, men’s undershirts, boxers and briefs, flypaper, cans of salted nuts, travel size toothbrushes, toothpaste, soaps, shampoos and lotions, Ziploc bags, trail mixes, disposable cameras, and AA and AAA batteries.

The VFW also accepts cash and check donations, which they use to purchase postage & calling cards in bulk at a discounted price. Donations can be dropped off between 4 and 9 p.m. at the VFW John M. Discover Hidden Gems in Gaithersburg During National Historic Preservation Month

The City of Gaithersburg invites you to "Discover Gaithersburg’s Hidden Gems" during National Historic Preservation Month in May. Residents and visitors are encouraged to photograph and submit their favorite hidden architectural finds to historic@gaithersburgmd.gov, some of which will be featured on the City's Facebook page, www.facebook.com/gaithersburgmd.gov. Posters exhibiting lesser-known architecture in Gaithersburg are currently on display at various City facilities.

The Mayor and City Council issued a proclamation designating May as National Historic Preservation Month in the City of Gaithersburg. The proclamation will be displayed in the front lobby of City Hall throughout the month. Recipients of this year's Historic Preservation Awards, which acknowledge preservation efforts by individuals and organizations in the City, will be recognized at the May 21, 2012, Mayor and City Council Meeting.

Real estate professional Myrl Jeffcoat provides some excellent advice for home buyers in the current changing market.

In some regions of the country, including Sacramento, we are beginning to witness a shift from a glut of properties on the market with few homebuyers, to one where current market reports reflect more homes transitioning to “pending sale” status, than homes being listed For Sale.

This shift can add to the urgency or stress levels of homebuyers. Here are a number of steps, which can help alleviate anxiety, and make buying your special home more pleasurable.

1. Find a real estate professional who’s compatible. Buying a home is a big financial commitment, and it is often an emotional experience. It is important that your real estate professional be skilled, and a good fit with your personality.

2. It is important to understand that real estate markets are cyclic. There is no absolutely “perfect” time to buy a home, nor is there a “perfect” time to sell a home. A number of factors incorporate marketplaces. For example, currently, there are fewer homes to select from than a year ago. However, prices continue to remain low in many areas of the country. And mortgage interest rates are at lows not seen in decades. If you try second-guessing the market on interest rates and prices, you risk missing out!

3. Asking Uncle Bernie for his advice, can sometimes confuse your thinking. Homebuyers often want reassurance when making a big purchase like buying a home. But conflicting ideas can make it difficult to come to the best decisions.

4. If you find that “perfect” home, with the great location and a good price, don’t attempt to low-ball an offer. Chances are, other buyers may be interested in this home as well, and are contemplating their own offers.

5. Your competition is not the seller. Your competition is usually other homebuyers, who hope to also make this house their home.

6. It is important to meet with a lender and begin the pre-approval process for a home loan prior to your property search. The lender can accurately judge how much mortgage you can qualify for. This saves time and angst from viewing homes you cannot afford. And it places you in a stronger position with your offer.

7. Buyer’s remorse often visits homebuyers after offers have been written and accepted. Understand a little remorse is inevitable. Buying a home is a huge commitment. I sometimes joke with my homebuyer clients, that remorse nearly always hits at 2:00 am in the morning, but often dissipates by dawn when the light of day puts things back into proper prospective once again. I also advise against their calling me at 2:00 am; but to instead wait until 6:30 am:-)

8. It is important to understand the benefits of owning a home, and the potential for appreciation. With the current low home prices and interest rates, mortgage payments are often similar to what many folks have been paying for rent.

9. By planning and taking certain steps in the home-buying process, much stress can be reduced, and the pleasure of the accomplishment can be more joyfully embraced.

How will I get paid as a 203K Contractor?

Home inspector David Artigliere provides some practical advice for contractors that will be working on FHA 203(k) home renovation projects.

FHA 203(k) financing is very popular for buyers that are purchasing REO or short sale properties that have deferred maintenance or renovation needs. Since many contractors have limited experience with this program, it is very important for them to understand how payments will be made.

How will I get paid as a 203K Contractor? (Philadelphia)

As a 203K Consultant and Home Inspector in the Philadelphia area, I often get asked how the 203K contractor will get paid during the 203K process.

A 203k loan is an FHA Loan that allows you to purchase a home that needs $5,000 or more in renovations or updating. One of the many benefits of this program is that you get ONE LOAN that funds the purchase AND all rehab costs, inspections fees and even 6 month’s carrying costs. So, you are a contractor that decided to participate in the 203K process and you wonder "How will I get paid?"

The 203K mortgage includes money set aside by the lender for the renovations in what is essentially a "Repair Escrow". As the work is completed, the 203k Inspector will be called to schedule a "draw inspection" of the rehab work completed. The 203k inspector will determine how much of the work is completed and only the line items that are completed will be paid (minus a 10% holdback).

For example, if the 203K contractor hung drywall but did not yet skim and sand the drywall, you can expect the 203k Consultant to approve 1/3 of the total line item for Drywall.

203k contractors need to be aware that they are not paid for materials upfront. There are certain special exceptions to this rule and is different with every bank. It is best to inquire with the bank's 203K department to get more information about any special exceptions.

All parties (borrower, contractor and inspector) must sign the Draw Inspection paperwork before the 203K inspector can submit the Draw request to the lender.

How Long Does it Take to Process a Draw?

The owner or contractor should give the 203k Inspector a few days notice to schedule the draw inspections. As the 203K inspector, I turn the paperwork around within 24 hours to the bank as long as I have signatures from the borrower and contractor right away. The Lender then processes the Draw in 3-7 business days. The Lender sends a 2-party check to the address of the property or the borrowers current mailing address (depending on what the borrower specified to the loan officer).

The 2-party check is usually sent by 2nd day air. This means that the total Draw processing time is usually 7-10 days. Remember that 10% of EACH DRAW will be held back until the job is completed and the Final Inspection is processed. That 10% goes into a ‘Hold Back’ account to make sure all work is completed and that no mechanic’s liens were filed. This is paid to the borrower after a title search is completed at the end of the job.

The 203K program can be a great opportunity for contractors as long as they understand the process upfront!

Question: What is a CMA and Why Do We Need One?

Answer: CMA means Comparative Market Analysis. It is an evaluation of similar, recently sold homes prepared by a Realtor providing data which compares your property to similar properties in your market.

By checking SOLD property records that are similar to your property in the same area, a Realtor will compare these properties to your house and adjust for feature differences like size, condition, location, updates, etc.

An estimate of value is then determined for your property.  This would allow an assessment of the current competition and might lead to an increase or decrease in the estimate based on the data found. This is the best way to determine the best listing price for your home with an in-depth analysis of a home's market value in today's market, using closed transactions of comparableproperties.

This is not an appraisal. An appraisal is performed by a licensed appraiser.

The CMA process takes place before your home is listed for sale. This will give a good assessment of what your house could potentially sell for and establishes a fair pricing guide.

Oakhurst Links is America’s oldest documented golf course, first played in the early 1880s. It is the site of America’s first recognized golf competition, the Oakhurst Challenge.

The first organized golf club in America was in West Virginia. It all started in 1884, when a group of Scottish, English and American gentlemen gathered to play a game new to the United States. They laid out a nine hole course......the game, of course, was golf. They named the course "Oakhurst Links", after the estate of Russell Montague, where the course was designed.   The men played regularly and competed annually on December 25 for the "Oakhurst Challenge Medal", which is recognized by the USGA as the earliest known golf prize in the United States. The tradition continues today with Oakhurst Links in White Sulphur Springs.

The National Hickory Championship was established in 1998 to bring together golfers who enjoy playing golf in historic conditions, the way it was played before the turn of the century. Playing according to 19th century rules and using authentic 19th century equipment makes the NHC the sternest test of hickory golf contested anywhere. Open to all, the NHC draws the most ardent and accomplished wood shaft golfers from across America and Canada. Competitive, yet fun, it is America’s hickory championship—the ultimate test of hickory golf.

The 2012 National Hickory Championship offers competition in four divisions: the Open Division, the Men’s and Women’s Reserve Divisions, the Sporting Division. Contestants in the Championship play 36 holes in two days. Clubs must be original 19th century or approved replicas (available at Oakhurst, no charge, if you don’t have your own set) and all players use the same modern-made, low-compression gutta percha-type balls supplied by the Championship. Tee shots are struck from sand tees. No golf bags are allowed so players carry clubs under their arm in the manner of the 1880s.

There is a simple dress code. Although period costumes are not required, many golfers dress appropriately and prizes are presented to the “best dressed.” The NHC is like no other hickory golf tournament here, in Britain or anywhere else in the world; it is authentic, competitive, historic, truly unique and, above all, fun!

As far as spectators go, there is no admission charge. Visitors are allowed to walk on the course during play as long as they don’t interfere with the golf. Photos are allowed.

This event is well-worth attending and is one of the premier hickory events in the United States. Set in the beautiful mountain country of West Virginia. Don't miss this opportunity to play or see golf.... as it used to be!

G8 Summit Road Disruptions in Maryland on May 17-19 for Interstate 270 & Interstate 70

Notice from the Kentlands Neighborhood Watch

The G8 summit is scheduled for this weekend. This means that the 8 largest countries and an additional list of emerging countries will have representatives at the event held at Camp David. What this means is an extreme show of force when it comes to police and security measures. It also means "Occupiers" such as the campers we witnessed on the news in New York and our National Mall will be possibly hanging out. It also creates an opportunity for general crime associated with diverted resources and a high volume of people/vehicles. This event was originally planned for Chicago, but moved recently moved to Camp David, under the assumption that it would be more secure. Host cities are usually compensated for these events. Thurmont is not. There will be police support from Montgomery County. It could get interesting.

To further complicate matters, several schools have their proms/formals this coming Friday in Frederick. There are a few festivals as well. School has been shut down for Friday in Frederick County.

Please plan ahead regarding your appointments. I suggest being very flexible on Friday and Saturday-attempt to stay off the roads.

Potential Road Disruptions on May 17-19

The United States will host the Group of Eight (G8) world leaders at Camp David on May 18-19. We have learned from the Maryland State Police that this will result in traffic disruptions on several major roads, including intermittent road closures on Interstate 270, Interstate 70 and U.S. Route 15 North. Disruptions will occur on May 17 during dry run exercises and on May 18-19 during the event.

Please provide a little more time for travel to and from work these days and/or work with your manager on alternate work arrangements.

Is it Better to have a Signature or Create Your Own on Every Post?

With Google's new Penguin update using your keywords over and over forever building up your back links is getting a little bit of a slap on the hand for some. While you will probably have to have thousands of back links all with the same keyword, some of you might be getting there with your blogs on ActiveRain.

Having a signature is fun and and an easy way to put in a few back links and some basic bio info about you (here's a good step by step how to do that) and the sidebar is excellent for back links directly to your site or internal pages, the more you blog, the more back links go out and each one will be the same. So after several hundred blogs, all your back link anchor texts will be the same and Google may start to see this as fishy.

So should we be putting on new back links and anchor tags on every post or still utilize the signature that AR gives us?

It might not be a bad idea to shuffle up your signature once in a while. Check the recent searches and keywords that people are searching for as they do change over time. Switch them up and add new ones here or there. Also, link to some internal pages if you have a specific page on a community or niche like this: "Golf properties in Flagstaff" Or get even more specific with your phrases for added deep linking such as: "What's there to do in Las Cruces New Mexico?" You can add a short signature at the bottom of every post, but most importantly make sure there is a link back to your website somewhere in each post. Use a variety of keywords and phrases so Google sees a natural linking style throughout all your back links.

If you're writing specifically about foreclosures or even showcase a listing as such, make sure at the end of the post you write something like: "For more foreclosure listings in San Angelo, give us a call or see our website." It may be a simple sentence but offer a powerful back link to a page that you may not have had any links to in the past.

So should you change your signature?

It depends on how long you have had it. Check with Backlinkwatch.com to see where the majority of your links are coming from. If they are all from ActiveRain and all are the same, it may be time for a change up. Google will pick up the new ones as you continue to write and slowly change the old ones as the older posts are found and shared.

Utilize the features that AR gives you in your side bar links and in the signature, just remember to keep it fresh and revolving.

Criminal Penalties for Open House Staffing in Maryland

Who Should “Sit” at an Open House in Maryland?

I posted this information in early April and received many comments. This was one of the topics at the May meeting of the real estate professionals at RE/MAX Realty Group. Violations of these guidelines can lead to criminal and civil penalties.

Maryland Real Estate Commission Guidelines

There is a growing trend in the real estate marketplace, and unfortunately it's a risky one. The Commission has been alerted to an increasing practice of licensees engaging other agents to conduct open houses on their behalf, and the other agents are not affiliated with the same brokerage as the listing agent. Sometimes, it's just a favor for a busy professional, and sometimes the listing agent offers to pay a fee for the service. But either way, the practice can carry some severe legal consequences for everyone involved. According to the Maryland Real Estate Brokers Act, a real estate salesperson or associate broker may only provide services through his or her own brokerage. So if an agent from another brokerage conducts the open house, that agent is considered unlicensed for the purposes of the Act. The legal ramifications are numerous and can be very detrimental:

• The unlicensed agent who conducts the open house may be found guilty of a criminal misdemeanor under two provisions of the law, and if convicted, would face up to a year's imprisonment or a fine up to $5,000, or both. Those penalties are for a first offense and may be imposed for both areas of violation. For second and third offenses, the fines increase to $15,000 and $25,000, respectively.

• The listing agent would be liable for violating the same provisions of the law and subject to the same disciplinary actions. Also, the payment of compensation to the unlicensed agent would constitute an additional violation and carry the same penalties.

• The broker or branch office manager could also be charged with failure to provide reasonable and adequate supervision of the agents or associate brokers involved in the conduct of the open house.

• In addition to criminal actions, there are also civil actions that can be taken by the Real Estate Commission against those involved. The Commission is authorized to suspend or revoke the real estate licenses of the parties, and can assess a civil penalty up to $5000 for each violation.

There are very specific duties that another broker's agent or unlicensed person can perform in connection with an open house. Please take a moment to download "Guidelines for the Use of Unlicensed Employees" for a list of those duties that may be performed, as well as a list of duties that are prohibited by Maryland law. If you do find that you need someone else to assume your open house duties for you, then please use licensed agents from your company only. Just because you both may be affiliated with the same franchise organization doesn't necessarily mean that you work for the same broker.

Most prospective buyers are looking for homes that are move in ready so if you want to do a few upgrades before you put your home on the market, make sure you are not just throwing your money away.

Upgrading Kitchens: This is a money making investment if it is done correctly. Here are some suggestions.

New appliances (Stainless/ Black are popular)

Remove dated Mantel from Fireplace.

Paint a cool color-earthtone beiges very popular.

Built in Cabinets if done fairly inexpensively.

Remove excess furniture and equipment when putting everything back.

A New Front Door: This is usually the first thing a buyer looks at when they drive up so if your door is old, dated, paint peeling, and warped by weather and water it may be a time to replace your door. The major home improvement stores have contractors who will come out and replace the doors within a few days. They do a great job and the prices are fair. This is an improvement that will make sure your home looks inviting and well taken care of.

If you have one of those older aluminum screens (not security screen), just remove it so your new door will be visible from the street. If the door is in good condition, give it a new coat of paint to upgrade it. This will give your home great "Curb Appeal". This door is beautiful and just needs a little touch up paint. It will really attract a buyer and they will remember the red doors. Always give the buyer something to remember.

Open and Spacious Floorplan: When you are remodeling your kitchen and family room, knock out any non-load bearing walls to make it flow better and look bigger. *Your contractor can give you more advice on this.

Exterior:

Paint the Trim around house and garage.

Remove any junk around the house.

Weed, edge, mow and water the lawn

Trim the trees and shrubs.

Plant flowers and maybe a bowl of flowers on the porch

Buy a Roll-Up Garage Door if you have old style.

Buy a new front door mat and throw old one away.

If you do these upgrades in basic colors, and use mid range appliances (black or Stainless), cabinetry (not oak), and supplies; you will add money to the value of your home. Do not buy the cheapest but do not buy the top of the line either. If you spend $100,000 remodeling your kitchen, you will not get the full value back out. As they say “You will not get as much bang for your buck”.

**One more thing, get several quotes and hire a contractor. Go on the state web site and make sure the person you hire is a licensed contractor.
