If you are thinking about buying or selling a home in zip code 20855, you should take a close look at the following report that compares the statistics for the past month with the same month last year. During the month, there were 69 active listings of homes for sale in Derwood.  There were 23 new listings in the area and 17 properties went to pending new contracts.  There were 9 settlements as compared to 10 homes sold last year. The total sold dollar volume was down 11.1%. The median sales price was $420,000, down 10.06% from last year.  The average sales price was 84.59% of the average list price. The average days on the market was 168 as compared to 121 days last year. What does this mean?  It is still a soft market which favors buyers.  Buyers have the largest selection and the lowest prices that have been available for several years. First time buyers have the benefit of the currently available $8,000 tax credit for settlements that take place before the end of November, 2009.  Many buyers are using FHA financing to take advantage of the low 3.5% minimum cash requirement. The FHA Streamlined 203(k) program allows borrowers to include the cost of home improvements up to $35,000 in the mortgage amount. The Montgomery County Housing Opportunities Commission is providing 100% financing for qualified first time buyers.

The following report is for the past month and the statistics are compared with the same month last year.  There were 39 active listings of homes for sale in the zip code during the month.  There were 7 new listings and 7 went to pending new contracts. The sold dollar volume was up 168.69% from last year. The number of homes sold was 5 from 3 last year. The average days on the market was 201 days from 160 days last year.  The average sale price was 85.87% of the average list price.  The median sold price was $542,900.  The market is still soft which means that it favors buyers.  Foreclosures and short sales listings still influence the area market.  Buyers are finding it more difficult to qualify for mortgage financing and the trend is to the use of FHA financing which has a minimum cash requirement of 3.5% of the purchase price.  FHA Streamlined 203(k) financing allows borrowers to include up to $35,000 of home improvements in the mortgage amount.  First time buyers have the benefit of the currently available $8,000 federal tax credit for purchases completed before the end of November. OLNEY, MARYLAND 20832 - REAL ESTATE TREND INDICATOR    

If you are thinking about buying or selling a home in zip code 20832, you should take a close look at the following report that compares the statistics for the past month with the same month last year.  During the month, there were 100 active listings of homes for sale in Olney. There were 39 new listings in the area and 26 properties went to pending new contracts.  There were 27 settlements as compared to 28 homes sold last year.  The total sold dollar volume was down 14.99%. The median sales price was $399,000.  The average sales price was 92.48% of the average list price. The average days on the market was 98 as compared to 92 days last year. What does this mean?  It is still a soft market which favors buyers.  Buyers have the largest selection and the lowest prices that have been available for several years. First time buyers have the benefit of the currently available $8,000 tax credit for settlements that take place before the end of November, 2009.  Many buyers are using FHA financing to take advantage of the low 3.5% minimum cash requirement. The FHA Streamlined 203(k) program allows borrowers to include the cost of home improvements up to $35,000 in the mortgage amount. The Montgomery County Housing Opportunities Commission is providing 100% financing for qualified first time buyers.

If you are thinking about buying or selling a home in zip code 21771, you should take a close look at the following report that compares the statistics for the past month with the same month last year.  During the month, there were 184 active listings of homes for sale in 21771. There were 50 new listings in the area and 24 listings went to pending new contracts.  There were 23 actual settlements as compared to 18 homes sold last year. The total sold dollar volume was up 24.87%. The average number of days on the market was 169 from 166 days last year.  The average sale price was 89.76% of the average list price.  The average sold price was $401,125 and the median sold price was $342,000.  What does this mean?  It is still a soft market which favors buyers.  Buyers have the largest selection and the lowest prices that have been available for several years. First time buyers have the benefit of the currently available $8,000 tax credit for settlements that take place before the end of November, 2009.
